12、 INTRODUCTION Radisson Plaza Technical Services Manual 2009 RESPONSIBLE BUSINESS THE ENVIRONMENT As an integral member of the community Radisson Plaza properties embrace the principals of protection of the environment both local and global. All properties are to be certified by the CHAP authorized E
13、nvironmental Consultant (EC3). The certification process is a series of benchmarking tests. When completed certification is issued to the level achieved. Building design is to incorporate quality thermal management, use of natural lighting, collection of rainwater for re-use, use of solar energy and
14、 prevailing winds for energy / heat collection. Interior design is to incorporate quality insulation systems, energy efficient materials and lighting, water use management and other solutions to minimize energy and utility usage. Plant design is to include building management system, re-use of waste
15、 water, collection and use of condensate, heat exchangers on cooling towers and chillers, bus system based technology to control energy consumption (lighting, HVAC, rooms) and other control technologies. OUR LOCAL COMMUNITY Care is to be taken to minimize the impact of the property on the local comm
16、unity and environ. Quality landscape features and control of exhaust and acoustics is essential. As an integral part of the community the Radisson Plaza team shall adopt charities and various local activities. TECHNOLOGY Our Radisson Plaza properties incorporate the latest in guest technologies incl

High speed LAN cabling (Category 6 cabling and fibre optic core cabling a minimum) is the foundation of the technology systems which utilizes BUS based technologies. 18、RDINATION Radisson Plaza Technical Services Manual 2009 1- 6 1.1 CHW TECHNICAL SERVICES ASIA PACIFIC Carlson Hotel Worldwide Technical Services- Asia Pacific (CHW TS-AP) shall appoint a CHW TS-AP Project Lead to the project. The project lead shall be the central point of contact for all project rela
19、ted matters during the project development program up to the designated opening date. Technical Services will review the property until complete handover (Hard Opening) of the property. The Project Lead shall advise the project consultant and owner teams of additional contact personnel from CHW. 1.2
20、 CONSULTANTS Internationally recognized and accredited consultants are required to be appointed for the project. The project consultant team shall include, and be not limited, to the following disciplines: Project Manager Architect Interior Designer Mechanical & Electrical Engineer HVAC Engineer Fir
21、e Life Safety Engineer Structural Engineer Landscape Architect Kitchen & Laundry Consultant Environmental Consultant Acoustic Consultant Audio Visual Consultant Lighting Consultant Technology Consultant Food & Beverage Consultant Artwork Consultant Graphics & Signage Consultant Vertical Lifting Engi

No consultant is to be appointed without joint prior approval by the owner and CHW TS-AP. CHW TS-AP shall provide advice on brand Standar
23、ds and guidelines, hotel operations and other hotel related solutions. Management and Coordination of any of design, construction and authority Approvals (licenses & Permits etc) are not the responsibility of CHW TS-AP. 1.3 PROGRAM, CONSTRUCTION 1.3.1 Project / Development Schedule (Program) The Pro

26、e (SOD) The agreed Project / Development Schedule shall be utilized to report status of project to program. 1.3.2 onstruction Program The Project Manager / Construction Manager will issue a Construction Schedule to CHW TS-AP for review and comment. The Project Manager / construction Manager must iss
27、ue monthly status against the agreed schedule reports to CHW TS-AP for review. It is recommended that the monthly Status Report includes photographs of the site and construction. 1.4 SUBMISSIONS AND APPROVALS CHW TS-AP comments, reviews and approvals are solely for the purpose of determining whether
28、 it substantially meets the brand standards and requirements so as to preserve the integrity, value and reputation of such brand. CHW TS-AP does not make any guarantees, representations or warranties of any kind regarding the design, construction or use of the hotel, or project team or any cost esti
29、mates. IF CHW TS-AP finds that any brand standards or requirements are not met, CHW will require the appropriate changes to be made, subject to compliance with any local laws or regulations imposed by the governmental authorities in order to receive or maintain any permits or licenses with respect t
30、o the Owners construction, interior fit-out and equipping of the Hotel. CHW TS-AP shall review submissions within reasonable time dependant on the complexity and quantity of documentation, samples, etc, submitted for review. Review for partial sets of documents between 5 and 10 working days, for ful
31、l sets of documents and specifications up to 20 working days (based on 5 day working week). 1.4.1 Submittal Program A submittal program is to be prepared and issued, by the Project Manager to CHW TS-AP for review and comment as required. The agreed program is to be issued to the design consultant Te

The Project Manager shall issue a weekly / monthly report to CHW TS-AP & the Design Consultant Team on status of submittals against the agreed program. 1.4.2 Drawing, Specification
33、 and Schedule Register The Register shall include: - drawing numbers - Initial issue date - Revision number - Revision Date - Descriptive Title It is to be maintained by the project administrator (Project Manager or appointed design consultant). This Register is to be updated and issued with all dra
34、wing / specification / schedule submissions. All drawings, specifications, schedules, samples and finishes submissions are to be accompanied with a transmittal document. 1.4.3 Drawings, Specifications and Schedules All documentation is to be issued in English including all correspondence. Drawings A
35、ll drawings are to be submitted in authorized AutoCAD dwf or dwg format, saved in scale. Drawings issued in student or educational versions will not be accepted. All drawings are to be also issued in Adobe Acrobat pdf format saved in scale All drawings are to be numbered and dated with initial issue

41、ed to the destination as well as Food & Beverage initial concepts (number of seats, kitchen concept display, back of house, etc), back of house areas and other general information. CHWs Hotel / Resort Design Brief and will be developed in conjunction with ownership and the Project Consultant Team. T
