5、ts - GR General Requirements A. Brand Overview 1. JW Marriott Hotels is Marriotts luxury brand providing distinctive, elegant surroundings, and exceptional business and leisure service and amenities. The JW Marriott caters to the business and the leisure traveler and is situated in a primary A or se

6、condary B+ location close to major business and resort centers. Brand Hallmarks: These “hallmarks” include the following broad JW Marriott brand experience themes: Approachable with comfortable luxury Authentic and gracious, warm and personalized service Distinctive and unique environments Fabulous

7、food & beverage experiences Caliber of Quality: The JW Marriotts caliber of project quality requires the following: The interior design firm is selected from Marriotts approved list of firms maintained by the Vice President of Interior Design. The Architect is an experienced hotel designer. The hote

8、l is approved through the Hotel Design Review (HDR) process. The JW Marriott, Bangkok is an example of a business hotel in an urban setting. 2. Application: The JW Marriott Design Standards address the program of a full service, mid-size, business hotel with approximately 300 guestrooms; one 3-Meal

9、per Day Restaurant, 1 Specialty Restaurant (excluding U.S. and Europe), 1 private dining room, 1 Lobby Lounge / Bar and 930 m2 (10,000 sq. ft.) of function / meeting space. Application of the Hotel Design Standards to a substantially different program requires approval by Marriott. Design Standards

JW Marriott Design Standards have been prepared by Marriott International, Inc. to communicate hotel product standards for the desig

12、n of JW Marriott Hotels. 2. Design Standards are organized into 17 complementary Modules to facilitate the integration of design requirements into the design process. Module GR: This Module describes the General Requirements applicable to the design process. Modules 1 through 16: These Modules provi

13、de design criteria, product and material requirements to facilitate the development of the final design and documentation. Module 1 - Site / Building Exterior Module 2 - Public Entry Module 3 - Food & Beverage Module 4 - Recreation Facilities Module 5 - Retail Spaces Module 6 - Function Spaces Modul

14、e 7 - Guest Accommodations Module 8 - Administration & Associate Facilities Module 9 - Engineering & Maintenance Spaces Module 10 - Food Production Facilities Module 11 - Laundry & Housekeeping Module 12 - Elevators / Escalators Module 13 - Hotel Support Systems Module 14 - Fire Protection / Life Sa

Cost Responsibilities: The organization of the JW Marriott Design Standards into 17 Modules and the organization of each Module are not intended to assign design, control, procurement or cost responsibility to pro

16、ject team members. 4. Dimensions, Sizes & Measurements: In this Standard, conversions from English to metric (SI) units are approximate. 17、tional, Inc JW Marriott Hotel General Requirements - GR 5. Interpretations: These Design Standards provide design criteria and general design concepts that require design resolution to provide solutions for project specific situations. Marriott will provide additional interpretations and information

18、 to assist in integrating the Design Standards into the project design. 6. Modifications: These design standards are minimum Marriott requirements for developers, franchise partners and market managers. Standards may be modified by Marriott to respond to changing design, market, construction and ope

19、rational conditions. Prior to relying on or implementing the Design Standards, verify with Marriott that this JW Marriott edition is current and contains the latest modifications. 7. Code and Regulation Compliance: The project Owner and their Architect / Engineer of Record and consultants are respon

20、sible for compliance with governing laws, codes, and regulations. The standards in this Module are Marriott minimums. Where applicable codes, ordinances and laws take precedence and these are substantially different from Marriott requirements, review the differences with the responsible design team

21、consultant and Marriott Design Team to obtain resolution. C. JW Marriott Design Parameters 1. Design Attributes: The name JW Marriott requires the highest level of quality assurance and unique attributes in its design. Therefore, coordination of the product is critical during the design and construc

22、tion phases. The JW Marriott major product attributes throughout the world can be summarized as follows: Guestrooms of significant size with luxurious appointments and amenities, and regional and standard services that are among the best in the market. Food & Beverage areas that provide a unique and

23、 distinctive dining experience (minimum of one 3-Meal per Day Restaurant, one private dining room, one Specialty Restaurant (except NALO) and one Lobby Lounge / Bar). and features that are nication technologies and an office away from the office. Fitness Center of significant size providing a club t

24、ype environment with equipmentamong the best in the market. January 2005 GR - 3 GR - General Requirements JW Marriott Hotel Ex

25、ecutive Guest Lounge that provides a residential style lounge for business services targeted to the business traveler (not required at resorts) and designed for food and beverage services and features that make it unique in the market. Design that includes dramatic and distinctive architectural and

26、interior features. 2. Loss Prevention Review - General: A Marriott Loss Prevention Review is required to develop a security and safety assessment associated with the hotels location, design and facilities. The security and safety assessment review forms the basis for identifying and selecting the ap

27、propriate security and safety facilities, systems and components. Deviations from Marriotts Loss Prevention Review process require Marriott approval. Franchise owners are responsible for conducting an appropriate security and safety assessment and to meet the requirements of the authority having jur

28、isdiction. 3. Star Rating: In countries that maintain a hotel rating system to qualify or register for a hotel classification, provide the services, features, and facilities required to obtain the rating or classification for which the hotel is designed and intended to maintain. 4. Using the JW Marr

29、iott Logo and Name: International: The Vice President Interior Design, with the President of the Business organization, may authorize the use of the JW Marriott logo and name during pre-opening based on the use of the approved interior design firm when recommended by Design Management, Interior Desi

30、gn and the Business Senior Vice President. NALO: The Executive Vice President for North American Lodging Operations (NALO) may authorize the use of the JW Marriott logo and name during pre-opening based on the use of an “approved interior design firm” when recommended by Design Management, Interior

31、Design and the Market Senior Vice President. 5. Multi-Use Buildings: In multi-use facilities, in order to maintain operational and security control, (as required by the Loss Prevention Review) hotel exit stairs, utilities, facilities, and services shall not be shared or connected to office, retail,

32、residential, entertainment, recreational or other non-hotel uses. If shared facilities can not be avoided, submit and obtain approval from Marriott of alternate facilities that safeguard the hotels operations and security. 33、 JW Marriott Hotel General Requirements - GR For JW Marriott Hotels Entertainment Lounges, General and Service Retail, and Recreational Facilities not associated with the Fitness Center are only included in the hotel program under limited conditions when reviewed and approved by Marriott. For JW Mar

34、riott Hotels and Resorts, facilities and services not approved or directly managed by Marriott shall be separate and independent of the hotel and therefore shall not be located within, proximate to, or associated with the hotel and resort. D. Hotel Project Design 1. Criteria Summary: A Criteria Summ

35、ary is developed by Marriott for each project to establish the number of guestrooms, amount of food and beverage and meeting space, and other hotel program requirements. 2. Use of Design Standards: The Criteria Summary and resulting Facilities Program forms the foundation of the hotel design and gov

36、erns the application of the Design Standards. Together, the dictates of the Criteria Summary and Facilities Program are integrated with the customized application of Design Standards to guide the JW Marriott Hotel design. Additionally, governing laws and building codes, regulations, as well as site

37、conditions and local parameters will influence the hotel design. Design Standards - Copyright, Marriott International, Inc. January 2005 GR - 5 GR - General Requirements JW Marriott Hotel E. Design Process 1. Design Conformance General: Project design conformance with Marriott requirements is verifi

38、ed by a series of Marriott reviews, designer submittals and documented approvals. In summary, the process includes the following: Hotel Development Committee (HDC): Every project must be approved by Marriotts HDC. Areas where a proposed project does not meet Marriott Design Standards will be discuss

39、ed by the Committee. The HDC evaluates variations to standards and carefully weighs the overall benefit the project offers the Corporation. Once a project is approved by the HDC, the building and interior designs are developed for the Hotel Design Review (HDR) approval process. Hotel Design Review (

40、HDR): Every project is presented to Marriotts HDR Committee, composed of senior corporate executives, meeting in Washington, D.C. The JW Marriott brand is not awarded until the following five requirements are met: The project is approved by the Hotel Development Committee (HDC) above. The hotel inte

41、rior designer is selected from a list of designers approved by Marriotts Vice President of Interior Design. The project design is approved at the Hotel Design Review (HDR) in Washington, D.C. Sample guestrooms and corridor are reviewed and approved by Marriotts Design Management and Interior Design

42、for the quality of construction and FF&E selection. The design and construction of the guestrooms and public areas is reviewed during construction for compliance with the HDR and sample room approval. If the review indicates construction does not conform to the approved designs, the JW Marriott bran

43、d is not granted. 2. Progress Monitoring: Projects are monitored by Marriotts Senior Architecture & Construction (A&C) Design Executives, Market, Core and Brand to ensure consistency with Hotel Design Standards and the approved design. These steps are taken to protect the integrity of the brand. Exc

44、eptions require approval by Marriotts Senior Vice President of Brands with concurrence by the President of the Market Organization. 45、f design, the project design documentation is submitted and approval obtained from Marriott. Marriott requires that project building designs and interior designs are formally presented to the HDR Committee for approval. Prior to formal presentations, Marriott design management staff reviews proposed

46、 designs and presentation materials. Revisions may be required prior to and for Marriott approval. Failure to submit presentation materials in sufficient time to allow for Marriott staff review and revisions may delay the formal presentations. Building design and interior design presentations are he

47、ld separately and sequentially. Typically, the interior design presentation is made from one to several months after the building design is approved, depending on the design development schedule. 4. Design Submittals: Project design teams are required to submit the document and presentation submissi

48、ons listed in the Technical Services Agreement (TSA). Typically, the submissions include site plans, facility program, building plans and renderings, models, elevator studies, energy / life cycle analysis, interior design plans and renderings and display boards. 5. Guestroom Mock-Up: Construct and f

49、urnish sample guestrooms of each type and 4 m (13 ft.) section of Guestroom Corridor for review and to obtain approval from Marriott. 6. Project Approval Timetable (Example): Project specific submittal requirements, approval conditions and project responsibilities are defined in relevant project agr

50、eements. The following timetable is presented as an example only. Project approved by Hotel Development Committee (HDC). Start building design/meet with Marriott Design Directors. Concept Design submit to Marriott. + Marriott reviews and approves concepts (revise and resubmit as necessary). Building
